Multi-Family – High-Rise
The Client was pursuing the acquisition of a high-rise, multi-family asset located in a dense, urban environment. The property was originally operated as a hotel and converted to multi-family in the 1970’s. Our services included a detailed assessment of the building and opining on the prior conversion in order to assist the Client with the acquisition. Our team consisted of an architect, structural engineer, mechanical engineer, fire protection engineer, roof consultant and vertical transportation consultant.
We primarily relied on our review of the existing infrastructure and building systems to formulate opinions on projected capital expenditures and extraordinary maintenance. Our Client’s strategy was integrated into the capital expenditure plan to accommodate their interior renovation project as timing of significant façade, roof and central heating projects would adversely impact tenants if not scheduled concurrently.
