Class ‘A’ Office

 

The Client was pursuing an equity investment in a Class ‘A’ office building with the existing owner-operator, who had developed the building. Our services included a detailed review of the owner’s projected capital expenditure plan and a detailed assessment of the facilities. Our team consisted of an architect, structural engineer, mechanical engineer, roof consultant and vertical transportation consultant. We did not include a fire protection engineer as the building was 95% complete with a full upgrade to the fire and life safety systems.

 

We advised the Client on the validity of the owner’s capital expenditure plan and building systems in need of attention that were not presented on the capital expenditure plan. We incorporated our recommendations and suggestions on the capital expenditure plan into a comprehensive property condition report that assisted the Client's go-forward decision.

Multi-Family – High-Rise
 
The Client was pursuing the acquisition of a high-rise, multi-family asset located in a dense, urban environment. The property was originally operated as a hotel and converted to multi-family in the 1970’s. Our services included a detailed assessment of the building and opining on the prior conversion in order to assist the Client with the acquisition. Our team consisted of an architect, structural engineer, mechanical engineer, fire protection engineer, roof consultant and vertical transportation consultant.
 
We primarily relied on our review of the existing infrastructure and building systems to formulate opinions on projected capital expenditures and extraordinary maintenance. Our Client’s strategy was integrated into the capital expenditure plan to accommodate their interior renovation project as timing of significant façade, roof and central heating projects would adversely impact tenants if not scheduled concurrently.
Hospitality – Resort
 
The Client was pursuing the acquisition of three destination resorts with two of the resorts co-mingled with residential land; a small, multi-family development; golf courses; and ancillary support functions. Our services included a detailed assessment of the facilities on a compressed calendar. Our team consisted of an architect, structural engineer, mechanical engineer, fire protection engineer, roof consultant and vertical transportation consultant.
 
Our interaction with the Chief Engineers and Managers coupled with a thorough review of the existing buildings and building systems resulted in a comprehensive evaluation of the assets. The Client was provided with an independent, third-party opinion of deferred capital and maintenance within days of completing our site work that was crucial to their decision-making process.
