Acquisition Due Diligence
 
Consulting starts at the initial conversation. We develop the scope of work based on your strategy for the asset and assemble a team of professionals who are expert sub-consultants specializing in unique building systems. We blend all disciplines into the critical decision-making process. Communication during the site assessment is critical as we ensure you are aware of issues at their discovery.
 
As time is of the essence, we structure our deliverables in two stages. The draft “Opinions of Probable Costs” is a presentation of cost recommendations and summary data for the asset. We also offer a “Memorandum of Critical Issues” outlining points that require additional evaluation along with rough budgetary costs, which may affect your due diligence window. The draft report expounds on the cost recommendations and provides detailed descriptions of the property, building and building systems.

 

 

Asset Management
 
E&BDD provides various services during your ownership period from Owner’s Representative on construction projects to design consulting. As your partner, we can support your ownership and management of projects ensuring your hold and disposition strategies are represented.
 
Our strategy is to assemble the right team to bring a project to completion with adherence to budget, quality and time. Given that properties may be located outside of our states of professional registration, we provide project scope information and work with local design firms to develop the necessary construction documents.
 
 
Pre-Disposition Due Diligence

 

E&BDD recognizes that a capital expenditure plan is an organic document that requires updating based on your strategy for the asset. Whether a long or short hold period or focus on operating income rather than capital infusion, we are adept at developing a Property Condition Assessment Report that presents solutions to identified capital projects or deferred maintenance items from the Owner’s perspective.
